By SSV Suites team
At SSV Suites, every room includes bills, fibre Wi-Fi, cleaning, reception and 24/7 access, and no VAT is charged on room hire. Wherever you view, a clear list of questions helps you compare rooms fairly and avoid surprises later. Print this list or save it to your phone before your next viewing.
Cost and terms
- What is the hourly, daily or monthly price? At SSV Suites it is £18 an hour and £68 a day at North Finchley and Holloway Road, and £20 and £72 at Finchley Road.
- Is VAT added? Ask every provider directly. We charge none on room hire.
- What is included? Check bills, Wi-Fi, cleaning and reception.
- Is there a deposit or contract? Our hourly and daily hire needs neither.
- What extras might I pay for? For example, sharps disposal is £15 a week with us.
- What notice is needed to end a monthly arrangement? Ask for terms in writing.
The room itself
- Is there a treatment bed, mirror and storage? All our beauty rooms have these, plus professional lighting.
- Is there an in-room sink? Ask which rooms have one if your treatments need it.
- Is the lighting right for detailed work? Look at it at the times you would work.
- Is there room for my equipment? Bring measurements of any large devices.
- How is the room ventilated? This matters for nails and some aesthetic treatments.
- Can I brand the room? Monthly rooms with us can be branded, with kit left in place.
Access and client experience
- What are the access hours? We offer 24/7 access.
- How do clients arrive? Ask about reception and the route to your room.
- What is the transport like? Check stations and buses near the branch.
- Is the address easy to find online? Clear directions reduce no-shows.
- Is the building comfortable for clients waiting? Notice the entrance and shared areas.
Compliance and paperwork
- Which council covers the building? North Finchley is Barnet, Finchley Road is Camden and Holloway Road is Islington.
- Does the room suit my licence application? You hold your own special treatment licence where required, so check the council's standards for your treatments.
- Does my insurance cover this location? Confirm with your insurer before your first client.
How to use the answers
After each viewing, score rooms on cost, suitability, access and client experience. A slightly higher price can still be better value if the room saves you set-up time or suits your treatments better. Our guide to beauty room rental costs shows how to compare total monthly costs.
Tips for a productive viewing
- Visit at the time of day you would normally treat clients.
- Picture a full appointment, from arrival to aftercare.
- Take photos and notes so you can compare later.
- Ask about availability dates if you want a monthly room.
You can compare current options on our rooms page, or look at a specific branch such as Holloway Road. Practitioners new to renting may also find Home Studio or Rented Beauty Room useful.
Red flags and green flags
Some answers tell you more than the price. Green flags include clear, written pricing, a straightforward explanation of what is included, staff who answer questions directly and a building that feels well kept. Being able to view the exact room you would use, rather than a similar one, is also a good sign.
Be cautious if pricing changes depending on who you ask, if extras appear only late in the conversation, or if nobody can tell you which council covers the building. A provider who encourages you to check licensing and insurance is helping you trade safely.
After the viewing, write down your first impressions straight away. How did it feel walking in as a client would? Could you picture your treatment set-up working smoothly? Did the room suit your busiest days as well as your quieter ones? These instinctive reactions are worth recording alongside the facts, because clients will form similar impressions when they arrive for their first appointment. If two rooms score similarly, a second visit at a different time of day can help you decide.
Quick checklist
- Print or save the 20 questions.
- Bring equipment measurements.
- Note council and licensing details.
- Ask for written terms on monthly rooms.
- Compare at least two rooms before deciding.
After the viewing: making your decision
Once you have viewed a few rooms, compare them side by side while the details are fresh. Score each on location, layout, price for your likely hire pattern and how it felt as a client walking in. Check your notes against your treatment list and equipment measurements. If you are unsure, book a few hourly sessions first, since hourly and daily hire need no deposit or contract. Real appointments quickly show whether a room suits your workflow. When you are ready, ask about monthly options so you can brand the room and leave equipment and stock in place.
