Terms of Service

These terms apply when you enquire about, book or use any space or service provided by SSV Suites, including short-term rooms, private offices, treatment and therapy suites, storage, kiosks and virtual office / registered address services. Specific bookings are also governed by the booking confirmation and any signed licence agreement, which will take precedence where they differ from this page.

1. Bookings

All bookings are subject to availability and confirmation from SSV Suites. Prices are as quoted at the time of booking. Short-term rooms may be booked via our partner platform at app.roomki.co/ssv; longer stays are covered by a licence agreement issued by SSV Suites.

2. Payment

Payment is due in advance unless otherwise agreed in writing. Late payment may result in suspension of access to the space or virtual office service.

3. Cancellations

Short-term bookings follow the cancellation policy shown at checkout. Monthly clients may end their agreement by giving the notice set out in their licence — typically one calendar month.

4. Use of the space

Use the space only for the purpose agreed (e.g. professional office, licensed treatments, therapy sessions, permitted retail).
Comply with all applicable laws, including health, safety and, where relevant, insurance and licensing requirements for your profession.
Do not cause nuisance, damage or disturbance to other clients or neighbours.
Do not sublet or share access without our written consent.

5. Virtual office & registered address

Where you use one of our addresses as your registered business address or for mail handling, you must complete our identity checks (UK anti-money-laundering rules), keep your account in good standing and use the address only for the entity or purpose we've agreed. We may open mail from public bodies (e.g. HMRC) and scan or forward it to you. Mail may be held for a short period after your service ends before being securely destroyed.

6. Liability

We do our best to keep the spaces safe, clean and available, but to the fullest extent permitted by law SSV Suites is not liable for indirect or consequential loss, loss of profits or business, or damage to items you leave in the space. Nothing in these terms limits liability for death or personal injury caused by our negligence, or for fraud.

8. Governing law

These terms are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction over any dispute.
