How Much Does It Cost to Rent a Beauty Room in London?

By Sonia Shah, Founder of SSV Suites

The cost of renting a beauty room in London depends on more than the advertised hourly or monthly figure. Location, room suitability, booking flexibility and what is included all affect the real cost of working there. A lower headline rent can be less useful if you need to pay separately for essentials or cannot use the room when clients want appointments.

The best comparison starts with your working pattern. Decide how much room time you actually need, identify the facilities your treatments require and compare complete costs over the same period. Below is a practical framework, including worked examples using SSV Suites prices.

What changes the price of a beauty room?

Location affects both premises costs and the clients you can realistically serve. A convenient address may support your business, but only if your intended clients are willing and able to attend. Consider the journey from their perspective, including the final walk and arrival arrangements.

The room itself also matters. Privacy, usable floor area, equipment, lighting, storage and access can influence suitability. A room that looks attractive may still be unsuitable for a particular treatment process.

Finally, consider the commercial arrangement. Flexible short bookings and a dedicated monthly room offer different benefits. Compare them as different products rather than assuming the longest commitment must always be cheapest or best.

SSV Suites room hire prices

SSV's published starting prices are:

  • North Finchley: from £18 per hour or £68 per day.
  • Holloway Road: from £18 per hour or £68 per day.
  • Hampstead Finchley Road: £20 per hour or £72 per day.
  • Monthly rooms: quoted on enquiry.

SSV does not add VAT. Bills, fibre WiFi, cleaning, reception and 24/7 access are included. Hourly and daily hire have no deposit or contract.

Rooms include a treatment bed, mirror, storage and professional lighting. Ask which rooms have an in-room sink, and confirm that the particular room suits your treatment menu.

You can explore beauty treatment rooms before arranging a viewing and requesting confirmation of the room and booking option you need.

Worked example: a short appointment block

Suppose you need three booked room hours at North Finchley or Holloway Road. At the starting rate of £18 per hour, the hire cost is £54. Three hours at Hampstead Finchley Road cost £60.

Those figures cover room hire, not the whole cost of delivering your services. Add your treatment products, consumables, payment charges and other applicable business costs. Include your own preparation and administration time when assessing what the session earns you.

Most importantly, distinguish room hours from treatment hours. If consultations, set-up and turnaround must fit within the booking, three hours of room hire do not necessarily provide three hours of chargeable hands-on treatment. Build a realistic schedule before deciding how many appointments the block can accommodate.

Worked example: when a day rate becomes worth comparing

At North Finchley or Holloway Road, four hours at £18 per hour total £72. The day rate starts at £68. At Hampstead Finchley Road, four hours at £20 total £80, compared with a £72 day rate.

On those figures, the daily option is worth considering once you need four booked hours. Check the available room and the booking period that fits your complete appointment schedule.

A day rate may allow a calmer schedule, but unused time is still paid time. If you have only a short confirmed block, the lower total expenditure of hourly hire may matter more than the theoretical value of a longer booking.

Worked example: a recurring weekly room day

For four daily bookings in a four-week period, the starting room cost at North Finchley or Holloway Road is £272: four bookings multiplied by £68. At Hampstead Finchley Road, four £72 bookings total £288.

This is a four-booking illustration, not a calendar-month subscription price. A month containing five of your chosen weekdays would need a different calculation, and booking availability must be confirmed.

To assess affordability, subtract the room cost and direct treatment expenses from the revenue you realistically expect from those days. Then account for wider business overheads and your earnings needs. Do not use a fully booked diary as the only scenario. Calculate a quieter version too, using your own appointment history or cautious assumptions.

Hourly, daily or monthly: which should you compare?

Hourly hire can work for occasional bookings, testing a new location or demand that is not yet consistent. Daily hire can suit practitioners who group appointments into regular clinic days.

A monthly room may offer a more established base. At SSV, a monthly room may be branded, and equipment and stock may be left there. Ask for a quote and confirm the room-specific agreement, rather than trying to infer a monthly price from daily rates.

Compare the quoted monthly cost with your actual recent hire pattern, the availability you need and the practical value of continuity. Our guide to hourly, daily and monthly treatment room hire explores these choices in more detail. There is no need to adopt monthly hire before your business benefits from it.

Ask exactly what the advertised price includes

When comparing providers, request a written breakdown. Similar-looking rent figures may cover different services, and some costs only become apparent once you explain your treatments.

VAT and upfront payments

Ask whether VAT is added to the advertised figure. At SSV, no VAT is added. Elsewhere, confirm the total payable rather than assuming the displayed price is final.

Ask about deposits, advance payments, cancellation charges and any minimum booking. SSV hourly and daily hire have no deposit or contract, but you should still understand the booking and cancellation terms.

Bills, cleaning and shared services

Check electricity, heating, water, internet and reception arrangements. Ask what cleaning includes and what treatment-specific cleaning remains your responsibility. Include your professional infection-control duties in your cleaning routine.

SSV includes bills, fibre WiFi, cleaning, reception and 24/7 access. Confirm arrival and access arrangements for your intended hours.

Business rates and waste

Ask whether you could have any separate business rates liability under the proposed arrangement. Confirm the position for the specific provider and agreement you are considering. Seek appropriate advice if the position is unclear.

Check waste arrangements, including any treatment-specific requirements. SSV sharps disposal is £15 per week. Establish whether you need that service and what it covers. Other forms of waste may require separate consideration.

Budget for your practice, not just the room

Room hire is only one line in your operating budget. Practitioners carry professional indemnity insurance, and you should discuss any other appropriate cover with your insurer. Qualifications, licences or approvals, products, maintenance, software and marketing may also need provision.

Check both premises and practitioner requirements with the relevant borough before starting. North Finchley is in Barnet, Finchley Road in Camden and Holloway in Islington. Requirements can differ, so a room's availability does not by itself establish permission to provide every treatment there.

Use our guide to pricing treatments in a rented room to connect premises costs with your treatment menu. The aim is a price structure that supports safe, consistent delivery and sustainable earnings.

Choose the lowest suitable commitment, not simply the lowest rate

The right room is one that fits your work, clients and current demand. A modest trial can reveal more than a spreadsheet if you record the results carefully and avoid unnecessary commitments.

To compare the available options using your own schedule, explore hourly and daily room rental or book an SSV Suites viewing. Bring your treatment list and preferred appointment pattern so you can discuss suitability as well as price.
