Hourly beauty room hire costs £18 and daily hire £68 at our North Finchley and Holloway Road branches, or £20 and £72 at Finchley Road in Hampstead. Monthly rooms range from £500 to £950 at Holloway Road, £650 to £1,200 at Finchley Road, and £790 to £850 for beauty rooms at North Finchley. No VAT is charged on room hire, and bills, fibre Wi-Fi, cleaning, reception and 24/7 access are always included. The question is which pattern fits your diary.

Hourly hire: for testing and topping up

Hourly hire suits practitioners who are starting out, testing a new area or adding occasional appointments around another job. There is no deposit or contract, so your room cost follows your bookings.

Hourly works well if you:

  • see a handful of clients each week at varied times
  • are building a client list and want low commitment
  • offer short treatments such as brows, lash lifts or consultations
  • want to try a branch before committing to more

Remember to book enough time for set-up and turnaround, not just the treatment itself.

Daily hire: for regular treatment days

At £18 an hour and £68 a day, daily hire is better value once you need four hours or more on the same day. At Finchley Road the crossover is similar, at £20 and £72.

Daily hire suits practitioners who group appointments into set days, for example every Tuesday and Saturday. It gives clients a predictable pattern and lets you plan longer treatments without watching the clock. As with hourly hire, there is no deposit or contract.

Monthly rooms: for an established diary

Monthly rooms give you a space of your own. You can brand the room, leave equipment and stock in place and treat clients whenever suits you, with 24/7 access. This suits practitioners with a steady client base, larger equipment or treatments that need a consistent set-up.

A simple way to decide

Work out your average weekly room hours, including turnaround. Then compare:

  1. Hourly cost: weekly hours multiplied by £18 or £20.
  2. Daily cost: number of treatment days multiplied by £68 or £72.
  3. Monthly cost: the room price, divided by roughly four and a third to compare weekly.

If your weekly flexible spend regularly approaches the monthly figure, a monthly room may give you more for a similar outlay, plus the benefit of leaving your kit in place. Our hourly and daily room rental page explains flexible hire in more detail.

Moving up gradually

Most practitioners do not jump straight to monthly hire. A common path is:

  • start with hourly bookings while building demand
  • move to one or two regular days as clients rebook
  • take a monthly room when your diary is reliably full

This approach keeps costs in line with income. Our article on hourly, daily and monthly treatment room hire explores the same decision for a wider range of treatments.

Things that stay the same whichever you choose

Whatever pattern you pick, you hold your own special treatment licence where needed and your own insurance. Check with Barnet council for North Finchley, Camden for Finchley Road and Islington for Holloway Road. If you use sharps, disposal is £15 a week.

Planning around busy and quiet seasons

Beauty demand often rises and falls through the year, with busier periods before holidays and events and quieter weeks at other times. Flexible hire lets you match room time to these patterns. You might add extra days in your busiest months and drop back to a single regular day when bookings ease.

If you hold a monthly room, use quieter weeks for training, content creation, deep cleaning, stock checks and planning promotions. Because the room is yours for the month, you can also use it for consultations, patch tests or short appointments that would not justify a separate booking.

Whichever pattern you choose, review it every few months. Look at how many hours you booked, how many you actually used and how much income each day generated. If your flexible spending keeps creeping up, or you are regularly turning clients away because the room is not available, it may be time to move up a level. If you are paying for hours you rarely fill, step back down until demand returns.
