What It Costs to Rent a Beauty Room in North London (2026)

Renting a beauty room is easier to budget for when you compare the whole working arrangement rather than a headline figure. An hourly room, a full treatment day and a monthly base can all be good choices at different stages. What matters is how much usable appointment time you receive, what the price includes and whether the room fits your treatments and clients.

As a founder, I encourage practitioners to start with a realistic diary. Write down the appointments you already have, the services you want to offer and the preparation each booking needs. Then compare room costs against that actual working pattern. This report brings together advertised London price ranges and SSV Suites as a worked example, so you can make that comparison clearly.

Advertised London room prices in October 2026

The headline ranges in this report are advertised prices, not a survey, a market average or a promise of availability. Publicly advertised listings checked in October 2026 show how prices can vary by area, booking length and room arrangement. Your own shortlist may sit above or below these ranges, particularly when specialist facilities or different contract terms are involved.

As a broad budgeting guide, advertised hourly room hire spans roughly £14 to £40 an hour. The lower end may involve regular blocks rather than a single occasional hour. Central London clinic listings advertise around £30 to £50 for one hour, with the effective hourly rate falling on longer bookings. Advertised central full-day arrangements start from about £75, while private beauty rooms on monthly terms sit roughly within a £600 to £1,200 budgeting band across North and Central London.

Treat the monthly band as a starting point for comparison rather than a typical rate. The listings checked include monthly examples at £790, £1,100 and £1,200; the £600 lower boundary is a broad planning indication rather than a verified current offer in this check. Ask for a written quote for the precise room you are considering.

Advertised prices often include VAT, but the tax wording varies between listings. Confirm whether each quoted figure includes VAT or has VAT added, and ask about booking fees before comparing totals. Booking duration also matters: a discounted block, an eight-hour day and a room available for a particular shift provide different amounts of working time.

Make your comparison over the same period. If you intend to see clients every Tuesday, calculate a representative month's Tuesday bookings. Ask about preparation time, availability, facilities and the written arrangement alongside the price. A clear comparison is more useful than chasing the lowest isolated number.

SSV Suites: a worked example across three branches

Our room prices give you a straightforward North London comparison. North Finchley and Holloway Road hourly hire starts at £18 and daily hire at £68. Hampstead on Finchley Road starts at £20 an hour and £72 a day. No VAT is charged on SSV Suites room hire.

Monthly rooms now span a wider range. At Finchley Road, monthly rooms run from £650 to £1,200. At Holloway Road, they run from £500 to £950. At North Finchley, private offices run from £500 to £2,000, while beauty and wellness rooms are £790 to £850 per month. You can browse every available room and filter by branch, business type and availability.

BranchHourlyDailyMonthly rooms
North Finchley£18£68£500 to £2,000 (offices); £790 to £850 (beauty and wellness rooms)
Holloway Road£18£68£500 to £950
Hampstead (Finchley Road)£20£72£650 to £1,200

All figures in the table are SSV Suites prices with no VAT. Bills, fibre WiFi, cleaning, reception and 24/7 access are included. Hourly and daily hire require no deposit or contract. Monthly occupants can brand the room and leave equipment and stock in place, which can make a regular treatment routine easier to organise.

Choose a branch around your clients as well as the tariff. North Finchley is at 708A High Road, N12 9QL. Holloway Road is at 490 Holloway Road, N7 6JB. Hampstead is at 106 Finchley Road, NW3 5JJ. Try the full journey at your intended appointment times and assess the individual room with your equipment requirements in mind.

What is included, and which extras should you ask about?

A useful room budget separates included services from your own business expenses. Ask each advertised listing for a written breakdown, then keep that alongside the room quote. Start with VAT, utilities, cleaning and business rates. Confirm who is responsible for each charge and whether the answer changes between short-term and monthly arrangements.

At SSV Suites, bills, fibre WiFi, cleaning, reception and 24/7 access are included. No VAT is added. Your own treatment products, consumables, insurance, payment processing, travel and marketing still belong in your practice budget. Planning them together helps you set treatment prices that support the complete business.

Check deposit and payment terms separately. Hourly and daily hire at SSV Suites require no deposit or contract. For a monthly room, ask about the written terms, initial payments and any deposit applicable to that particular arrangement. Treat initial cash requirements and ongoing rent as separate lines in your budget.

Laundry is another useful question. Work out how many towels or linens your treatment menu uses and confirm how you will manage them. Ask about treatment-specific cleaning, product storage and waste handling. Sharps disposal at SSV Suites is £15 per week where required, so include that explicitly rather than spreading it invisibly across other costs.

Before choosing a room, check:

  • The total payable price, VAT position and any booking fee.
  • Included utilities, cleaning and business rates arrangements.
  • Deposit, payment timing and the written hire terms.
  • Laundry, consumables and treatment-specific waste handling.
  • Your equipment fit, sink needs and turnaround routine.

Work out your break-even using completed appointments

The following calculation is illustrative, not a prediction of income or advice about what you should charge. Suppose a practitioner charges £60 for one appointment and spends £10 on products, disposables and payment costs for that appointment. That leaves a £50 contribution towards room hire and the other costs of running the business.

For a £68 SSV Suites day at North Finchley or Holloway Road, divide £68 by £50. The result is 1.36, so two completed appointments cover the room-hire cost in this simplified example. At Finchley Road, £72 divided by £50 is 1.44, so the result still rounds up to two completed appointments.

That is room-hire break-even only. Two appointments contribute £100, leaving £32 after a £68 room day, before insurance, marketing, travel, administration, other fixed costs and your own pay. Keep those expenses visible when deciding whether the day is financially worthwhile.

For an illustrative £790 monthly room, divide £790 by the same £50 contribution. The result is 15.8, so sixteen completed appointments cover room rent alone. A £980 room requires twenty appointments when rounded up, while £1,100 requires twenty-two. Your true business target will be higher once your other costs and desired earnings are included.

Calculate using realistic completed appointments rather than a fully booked calendar. Include consultation, cleaning, notes and gaps in the room time you reserve. Test a quieter month alongside your usual month, and revisit the figures when your prices, product costs or treatment lengths change.

Choose hourly, daily or monthly around your working pattern

Hourly hire can be a sensible starting point when you have occasional appointments or are testing a new location. It keeps room time closely connected to the bookings you actually have. Reserve enough time for setting up and packing away as well as treatment, so each appointment can run calmly.

Daily hire becomes useful when appointments naturally group together. At North Finchley and Holloway Road, four hours at £18 would total £72, compared with £68 for daily hire. At Finchley Road, four hours at £20 would total £80, compared with £72 for daily hire. Confirm the hours covered by your daily booking before choosing it over individual hours.

Monthly hire offers continuity and a space you can make your own. Leaving equipment and stock in the room can reduce repeated transport and setup. Branding can also help establish a recognisable client base. Compare those practical benefits with the fixed monthly payment, especially during quieter periods.

For a simple arithmetic comparison, twelve £68 days total £816, slightly more than a £790 monthly room. Fourteen £72 days total £1,008, more than a £980 monthly room. These are different room arrangements, not interchangeable entitlements, so use the sums as a prompt to explore the specific monthly listing and written terms.

Track actual room use for several weeks before changing your hire pattern. Record completed appointments, setup time, travel and the days clients prefer. Evidence from your own diary gives you a better decision than assuming every future working day will be equally busy.

Licensing, insurance and your next step

Practitioners apply for their own special treatment licence where required. Check your precise treatment list with Barnet Council for North Finchley, Camden Council for Finchley Road or Islington Council for Holloway Road. Ask about relevant premises requirements and any practitioner registration, qualifications or exemptions, and complete the necessary checks before taking treatment bookings.

Confirm that your professional indemnity insurance covers your services, equipment and working location. Review cover when you introduce a new treatment or work at another branch. Keep your qualifications, council correspondence and policy documents organised with renewal reminders.

Room suitability deserves the same care. Ask which rooms have an in-room sink and explain any specialist equipment requirements. Finchley Road rooms are Use Class E and built to a clinical standard. Check the individual setup against your own treatment procedures and professional obligations.
